- Perfect Steam door boot tear. In the courtyard buildings, the boot on the front-loader gives out at the same spot every time, low on the seal, worn through by coins and zippers over the years.
- IQ-Touch wall oven touch panel. On the flats near the Avenue, the wall oven calls almost always trace to the touch panel, not the heat. The oven still bakes fine on the manual setting underneath while the digital buttons go dead. We re-seat the ribbon connection first, since that alone fixes a good share of these.
- EW28 ice-maker assembly. On these French-door fridges, three things go wrong with the ice maker: the mold splits, the fill tube freezes over, or the motor gives out. We keep the full assembly kit on the truck, so it uses a part we usually stock instead of two.
- Front-load drain pump service. In the shared building utility rooms, more loads means more chances for something to slip the filter, and the pump grinds sooner than it would in a single-family machine. We clear the impeller and only replace the pump once the bearing is actually worn out.
