Blackhawk is our closest gated community, a short run up Camino Tassajara from San Ramon. We know the drill at the gates: give us your name and the guard station clears us through in a minute. Most of the housing stock here is from the eighties and nineties, and many of those floor plans put the laundry room upstairs near the bedrooms, which shapes the problems we see.

An upstairs Speed Queen that develops any imbalance telegraphs it through the whole house. The machine itself is fine, these top-loaders are built heavy, but suspension wear that would go unnoticed on a garage slab is very noticeable on a second-floor wood subfloor. Owners call us thinking the washer is dying when it needs a suspension refresh.

TR7 will not start and the lid lock light blinks. The lid lock assembly is the most common electrical failure on the TR series. The washer fills or just sits there with the lock light flashing, and the fix is a new lock assembly, sometimes with a striker adjustment on the lid. Twenty minutes of work once the part is in hand, and we usually have it on the van.
Washer shakes the upstairs floor on spin. In Blackhawk's two-story homes a worn suspension shows up fast. On the TC and TR top-loaders we replace the suspension springs and damper pads as a set, then check that the machine sits level and the load-sensing behaves. If the floor still drums after that, the issue is the framing under the laundry room, and I will say so rather than sell you more parts.
Water left in the tub after the cycle. A drain pump jammed with a coin, a hair pin, or a sock fragment is routine on family machines. Speed Queen pumps are serviceable and we clear or replace them after you approve the written estimate. While the pump is out we also check the tub-to-pump hose, because whatever jammed the pump often left a friend behind in the hose.
