- Clicking start relays in BART-adjacent apartment compacts. A compact Haier that clicks and hums but stays warm has a failed start relay on the compressor. These small units get moved and knocked around in rental turnover, which wears the start components fast. The relay is cheap, and I always check the compressor windings first so nobody pays to fix a dead pump.
- Blocked defrost drains in older hillside kitchens. Water under the crispers or ice building on the freezer floor means the defrost drain is plugged. A lot of the older homes off Moeser and Barrett have settled over the decades, so the fridge sits slightly off-level, which makes the drain problem worse. I clear it, flush it, and re-level the unit.
- Noisy evaporator fans. A fan with dry bearings chirps and rattles, and in a small apartment kitchen near the BART stations that noise carries. It goes quiet when the door opens because the fan cuts out, which confirms the fan is the problem. Common part, usually stocked when the part is on the van.
