In the Redwood Shores towers, the water line to the fridge often runs a long path behind cabinetry, and the inlet valve at the back of the unit is the part that actually controls flow to the ice maker and dispenser. When it fails, you get weak ice production, a dispenser that dribbles, or a slow drip that shows up as a damp spot on the floor before you notice anything else. I test the valve under pressure and replace it if it is not shutting fully, then check the line for a kink that might have caused the strain.
Evaporator fan motor wear in downtown apartment units. A fridge in a small downtown kitchen runs close to nonstop, and the evaporator fan that moves cold air from the freezer into the fridge section is a wear part under that kind of duty. It starts as a buzz or a squeal that goes quiet when you open the door, then the fridge section drifts warm while the freezer stays cold. I confirm the fan is the cause before I touch anything else, since a bad fan can look like a refrigerant problem if you only check temperatures.
Temperature sensor drift in larger side-by-side units. The bigger Haier side-by-sides in Emerald Hills homes use a thermistor to report fridge and freezer temperatures to the control board, and that sensor drifts with age. You end up with soft ice cream in a freezer that reads cold, or milk that spoils faster than it should in a fridge that seems fine on the display. I check actual compartment temperature against what the control board thinks it is reading, and replace the sensor if the two do not match.
