Piedmont is a small city of homes mostly built in the 1910s and 20s, which shapes almost every repair we do there. - Refrigerator frosts up and warms up on a monthly cycle. Piedmont's mix of older GSS side-by-sides and mid-2010s GNE French doors both show this pattern when the defrost circuit fails. Frost blankets the evaporator, airflow dies, temperatures drift, and a manual thaw resets the clock for a few weeks. I test the heater, the defrost thermostat, and on newer units the main board's defrost logic, then replace what actually failed rather than the whole list.
- Dryer squealing or thumping from the basement. GTD dryers announce worn drum rollers, a glazed belt, or a failing idler pulley long before they stop working. In basement installs the noise carries up through the whole house, which is usually why people call. All three parts are cheap, so if one is worn I replace the set. Doing the belt alone and coming back for the rollers in six months isn't a favor to anyone.
- GDT dishwasher grinding and washing poorly. A grinding GDT almost always has debris in the sump, broken glass or a fruit pit chewing at the impeller. Caught early it's a cleanout. Left running for months it takes out the wash pump. Piedmont's older kitchens also hide marginal drain plumbing behind the unit, so I check the loop and the disposal connection while the dishwasher is out.

How long is the trip from San Ramon to Piedmont?
About 35 minutes via 680 and Highway 24 through the tunnel. We route Piedmont with Oakland, Berkeley, and Orinda stops, and since that corridor gets daily traffic from us, next-day appointments are the norm and same-day happens regularly. -
Our laundry is in the basement down a narrow stair. Is that a problem?
No, it's normal for Piedmont. Nearly everything on a washer or dryer can be repaired in place, so the machine doesn't need to come up the stairs. If a unit ever did need to move, I'd measure the stairwell first and tell you the plan before touching anything. -
Our GE fridge is from the early 2000s. Can you still get parts?
Usually yes. GE has kept the parts channel for older lines alive better than most brands, and common items like defrost heaters, thermostats, and fan motors are still stocked.
