The newer side of town matters too. Condos at Alameda Point and along the Bay Farm lagoons often have a U-Line beverage center in the island, and those units breathe through a front toe-kick grille that fills with dust fast. Salt air is the other local factor. If your unit lives in a garage or a patio bar near the shoreline, the condenser fins corrode sooner than they would in Concord, and I check for that on every island call.

Every fridge with a dispenser or ice maker has a water inlet valve. The fittings can leak under the cabinet, or the solenoid fails and the dispenser and ice maker stop getting water.

Clear ice maker stops dropping ice. U-Line clear ice models freeze a sheet on a vertical plate, then cut it. When scale coats that plate or the circulation pump gets weak, the sheet never forms right and harvest stops. In Alameda I usually find scale plus a tired pump together. We descale the plate, test pump pressure, and replace the pump if flow is low.
Wine Captain running warm. A Wine Captain that creeps from 55 into the mid 60s almost always has a packed condenser. In older island houses the unit often sits against an exterior wall with poor airflow, so lint and pet hair build up on the coil behind the grille. We pull the unit, clean the coil and fan, and verify the compressor amp draw before calling it fixed.
Condensation and rust on the glass door. Marine air is humid, and a hardened door gasket lets that moisture into the cabinet where it fogs the glass and rusts the hinge area. I test the seal with a dollar bill around the full perimeter. A new gasket and a hinge adjustment usually cures it, and both fall under our 90 day consumables warranty.
