- Beverage center condenser fan and coil, condo installs. In the tighter transit-hub condos, the toe-kick grille sometimes gets partly blocked by a rug or cabinet trim, which starves the coil of air and wears the fan motor early. Clean the coil, check the clearance, and swap the motor if it is already failing.
- Wine reserve dual-zone module, Mills Estate homes. One zone drifts warm while the other holds. Module swap and gasket reseat, then recalibrate and confirm the split holds over a full day.
- Undercounter ice maker no-ice condition. Slow harvest or a dead ice maker in the transit-hub condos traces to the water inlet valve about as often as it does anywhere else, but access is the harder part, since these units get set flush against a wall with almost no clearance behind them. I plan the pull before I plan the part.
- Door hinge sag on built-in units. A heavier panel-ready door sags at the hinge after years of daily use. Hinge cartridge swap brings the seal back square.
