- Outdoor unit condenser-fan motor corrosion. Salt air eats the standard fan motor bearing in two to three years instead of ten. We replace it with a marine-grade motor built for coastal exposure.
- Door hinge and trim corrosion. Stainless trim on the outdoor units still corrodes at the hinge pin in this salt air, and the door starts to sag and stop sealing. We replace the hinge hardware.
- Wine captain thermal-electric module. Indoor units built into the kitchen island hold up better than the deck units, but the module still fails on its normal cycle around year six or seven. Module and gasket swap.
- Condensation drain line clearing. High humidity off the coast means the drain line clogs with condensate more often here, and water pools under the unit. We clear the line and check the pitch.
