A 30 inch Z-Line range fits that slot and gives a family a pro-style burner setup for a fair price, which is why we see it all over the flats and up toward Top of the Hill.
The fog here does not lift the way it does a few miles inland, and appliances sit in that dampness around the clock. Igniters and burner electrodes corrode faster than they would in a drier city, and refrigerator door gaskets pick up mildew instead of just wearing out. We also cover Brisbane on the same route, since it is a short hop off Bayshore and does not have its own dedicated crew.

- Burner won't spark or clicks without lighting. Constant fog works on the igniter electrode and the spark module faster here than inland. I test the spark gap and the module output before replacing anything, since a bent electrode is a five minute fix and a dead module is not.
- Refrigerator door seal growing mildew. A gasket that is always damp collects mildew along the fold instead of just cracking. Once it stops sealing, the compressor runs longer to hold temperature. We replace the gasket to the correct panel size and check the door alignment while it is off.
- Dishwasher not draining, water pooling in the tub. On Z-Line dishwashers this is almost always the drain pump or a stuck check valve, sometimes with a food trap that needs clearing first. I pull the lower filter, check for blockage, then test the pump before ordering the part.
