- Yellow, lazy flames on the cooktop. Nine times out of ten this is burner caps re-seated wrong after a deep clean, which happens a lot at tenant turnover. When caps aren't the issue, I check the air shutters and orifices. Yellow flame means incomplete combustion, so it's worth fixing promptly, not just cosmetically annoying.
- Gas oven heats slowly or quits mid-bake. The bake igniter on Z-Line gas ovens wears out with use, and a hard-working rental oven gets there faster. The classic sign is a preheat that takes twice as long as it used to. I test the igniter's current draw against spec, replace it if it's weak, and confirm the oven holds temperature before I go.
- Hood shakes or thumps at high speed. Grease loading on the blower wheel throws it out of balance, and the shaking then eats the motor bearings. If I catch it early, cleaning and rebalancing the wheel is enough. If the bearings are already gone, it's a motor, and I'll show you the play in the shaft so you can see why.

ZLINE Dual Fuel Range Oven Not Heating: Bake Element Replacement
The electric oven on a ZLINE RA30 dual fuel range in San Francisco had stopped heating for baking while the gas cooktop kept working. The bake element at the bottom of the oven cavity was the failed part.

A brief gas smell in the first seconds of ignition can be normal on a gas oven. A smell that lingers, or any smell with the oven off, is not. Shut the range off and call. I check ignition timing and look for delayed ignition, which is what usually causes that heavy startup smell.
