Downtown near the theatre district and the courthouse runs older mid-century homes with builder-grade kitchens. Redwood Shores is newer, mostly 1980s and 1990s townhomes and condos near the office parks along Shoreway Road. Emerald Hills, up in the hills west of 280, runs bigger custom homes where a Z-Line range or panel-ready refrigerator got specified during a remodel. 94061, 94062, 94063, and 94065 all fall inside our route.
The panel-ready units up in Emerald Hills are where I spend the most time. Custom cabinet panels are heavy, and the door hinge sags before the gasket does. Redwood Shores condos run a lot of compact 30-inch Z-Line ranges, and the ignitor and flame sensor pair is the usual failure there once the unit passes the five-year mark.

- Panel-ready refrigerator or dishwasher hinge sag. Custom cabinet panels add weight the stock door isn't built for. Hinge and gasket reset, or a hinge swap if the door won't sit flush anymore.
- Compact range igniter and flame sensor. 30-inch units in condos and townhomes lose ignition reliability around year five. Igniter and flame sensor replaced as a pair.
- Range hood remote or touch panel dead. Buttons stop responding, blower still runs on the pull cord or manual switch if there is one. Touch board diagnosis before we quote a replacement.
- Wine or beverage cooler not holding temperature. Compressor start relay is the first thing I check. Compressor itself is a bigger job and I'll say so before we order anything.

The electric oven on a ZLINE RA30 dual fuel range in San Francisco had stopped heating for baking while the gas cooktop kept working. The bake element at the bottom of the oven cavity was the failed part.
