Every fridge with a dispenser or ice maker has a water inlet valve. The fittings can leak under the cabinet, or the solenoid fails and the dispenser and ice maker stop getting water.

Compressor failure with iced evaporator misdiagnosis. A weak linear compressor and a failed defrost circuit can look similar from the kitchen: warm fresh food section, fan noise, frost where it should not be. We pull the back panel and test both before quoting, because a defrost heater or sensor is a far cheaper fix than a compressor. In Hillsborough's older kitchens we also check the outlet voltage, since long circuits in old wiring can hold the inverter board in a fault state.
Front-load washer tub bearing noise. Basement laundry hides noise, so Hillsborough owners often let a grinding LG front-loader run for months. By the time it sounds like a jet on spin, the tub bearings and often the seal are gone. On most WM models this is a big teardown but a fair-priced one, and it beats replacing an otherwise healthy machine. We quote it honestly and tell you if the drum spider is too far gone to bother.

LG gas ranges here fail in two ways: the oven igniter weakens so the bake burner lights late or not at all, and surface burner spark modules corrode in damp basements-adjacent kitchens. Both are single-visit repairs with parts we carry. If the oven takes more than a minute to light, stop using it and call, because delayed ignition is a real safety issue.
