Compressor fault that looks like an iced-over evaporator. Both problems show the same symptoms from the kitchen side: warm fresh food, a fan running, frost building where it should not be. We open the back panel and test the compressor and the defrost circuit separately before quoting, because swapping a cheap defrost heater fixes plenty of these without ever touching the sealed system. On homes running backup power during a PG&E shutoff, we check supply voltage too, since rough power can stall the inverter board on its own.
Front-load washer tub bearings gone. A laundry room off the ranch side of the house or tucked into a mid-century wing muffles noise enough that an LG front-loader can grind for a season before it gets reported. Once it sounds like a jet on spin, the bearings and usually the seal are shot. It is a substantial teardown on most WM models but a fair-priced one compared to replacing a working machine, and we tell you straight if the drum spider is too worn to save.
Gas range igniter or burner valve failure. The oven igniter weakens first, so bake lights late or skips a cycle, and outdoor-adjacent kitchens near well pump rooms see faster corrosion on the surface burner spark modules. Both are repairs involving parts we usually stock with stocked parts. An oven that takes more than a minute to light should be shut off and called in, since that delay is a safety issue, not just an inconvenience.
