Every fridge with a dispenser or ice maker has a water inlet valve. The fittings can leak under the cabinet, or the solenoid fails and the dispenser and ice maker stop getting water.

Compressor failure mistaken for an iced evaporator. A weak linear compressor and a failed defrost circuit look the same from the kitchen: warm fresh food section, fan noise, frost where there should not be any. We pull the back panel and test both before quoting, since a defrost heater or sensor is a far cheaper fix than a compressor. On properties running long circuit runs out to a guest house or pool house, we also check the outlet voltage, because a starved supply can hold the inverter board in fault the same way a bad part does.
Front-load washer with bearing noise. Laundry rooms tucked away in a pool house or a back service wing hide noise well, so an LG front-loader can grind for months before anyone calls. By the time it sounds like a jet engine on spin, the tub bearings and usually the seal are gone. On most WM models this is a bigger teardown but a fair one, and it beats replacing a machine that otherwise runs fine. We tell you honestly if the drum spider is too far gone to bother.
Gas range igniter and burner valve trouble. LG gas ranges fail two ways here: the oven igniter weakens so bake lights late or not at all, and surface burner spark modules corrode faster in the cool, damp mornings under the redwoods. Both are repairs using parts we usually stock with parts we carry on the truck. If the oven takes more than a minute to light, stop using it and call, since delayed ignition is a real safety issue.
